What makes a 20' x 36' footprint appealing from a design perspective?
A 20’ wide plan is most often needed just to fit a narrow lot, or keep the size in the 1,000 to 1,200 sq. ft .range. It can be an awkward width to work with. In a single-story plan and a 2-story plan, 22’ or 24’ works much better. Typically, in a 2-story plan, you’d have 2 bedrooms side by side, and that extra foot in each room really helps.
In a single-story plan, 26’ is much better for the room sizes.
The depth would only be helpful to make the plan larger, if needed. I’m not sure if that includes the porch or not.
When working with a 20’ x 36’ house plan, what layout strategies do you rely on to make the space feel larger and more functional?
An open floor plan would be the highest priority. Next would be ceiling height, but in a small plan, which 20’ plans typically are, most developers want 8’ to save money.
What are the most common mistakes homeowners make when choosing or customizing a small home plan?
I can’t say I have noticed a common difficulty here. Often, it’s wanting to make the plan larger, which is not a mistake as such. I can often find a plan similar already larger to refer them to.
Is 20' x 36' a common footprint for an ADU?
Not really. My ADU plans that are single story, or have one bedroom on the first floor, are either much deeper or wider. You’d most likely end up with a 1-bedroom plan to fit that width and depth.
Are there any current design trends or features that work particularly well in 20' x 36' house plans?
Make them wider. Floor and roof framing is pretty much the same for a 20’ wide plan as a 22’, 24,’ or wider plan. Same sizing, just longer.
If you could give homeowners one non-negotiable piece of advice before they commit to a 20' x 36' plan, what would it be?
The stairs can’t be moved. That’s complicated and that one change impacts everything. That can make raising the ceiling heights on the first floor not possible, but not with every plan.
