8 Minimalist Modern Homes

Defined by clean and simple lines, modern architecture boasts a “less is more” attitude. Minimalist interiors allow the blueprint of the home to really stand out and make a statement without the addition of unnecessary design distractions (no extreme elements). The inside should echo the exterior and present clear views and be free of clutter. Steel, glass, wood, and concrete are commonly used materials in most modern designs (no artificial materials).

Modern homes should feel spacious (even if they’re not), open, and tend to have lots of windows for natural light. Organic elements (such as stone or wood) render a warm and welcoming tone to modern designs.

“A modern space celebrates materials without fussing over them, reveres clean lines but achieves them simply and without breaking the bank, and achieves warmth by welcoming stone, wood, light and nature,” says Architect Francois Levy, of Levy Kohlhaas Architecture in Austin.

Here are eight home plans that showcase the modern style we just can’t get enough of.



Angular lines and a simple footprint administer a modern approach to plan 451-24 (above). Built with Insulated Concrete Forms (ICF), this home is energy efficient. Mono pitch roofs coupled with a mix of exterior materials deliver contemporary elements and open up the front façade. Inside, an easy and open floor plan lends an effortless flow throughout the main living areas, continuing the modern look. A flex spaces on the second level could be used as a home office, guest suite, play room, home theater…the options are endless! 



A mix of simple (and open) spaces and organic materials (such as wood and stone) convey a modern, yet homey, tone in plan 23-2637 (above). Detailed with farmhouse charm (board-and-batten siding and a gable roof over the entrance) and modern tastes (an open layout and large kitchen), this design combines the best of both worlds.



Flanked by stone columns, the rear covered porch retains simplicity while incorporating modern features. An outdoor grill makes entertaining a breeze and offers a quick escape from daily stressors.



Inside and out, contemporary plan 450-6 (above) shows off with sleek lines and free-flowing interior spaces. A striking curve brings attention to the exterior of this unique and attractive design. Designed for a narrow lot with alley access, “It made sense to put cars in the rear, and drawing on a little inspiration from Le Corbusier, I thought that the parking should double as an outdoor living space, and raised the kids bedrooms on a couple of pilotis (thick columns). As a result, the whole house was pushed to the back of the lot, concentrating most of the yard in front. It seemed natural to have the front of the house jut into the yard, and since that direction happened to be north, the point alluded to a compass arrow,” explains Levy. 




With a focus on space, this modern stunner has convenience written all over it. Inside, all the living space happens on the ground floor, and space is divided by the floating stair. “Upstairs, there’s an opportunity for a home office 'command center' at the top of the stair, while the master shower gets to inhabit the point,” states Levy. 



Spacious and open, this modern home (plan 451-21) is great for a growing family or homeowners who host and entertain regularly. A large kitchen is sizable enough for large crowds and opens directly to the living and dining room spaces for a seamless flow.



A butterfly roof pays homage to mid-century homes and opens up the front while providing natural light and views of the landscape. Ribbed siding mixed with metal and exposed concrete make for a fire wise and low maintenance design. An ample amount of outdoor living spaces are able to fulfill a myriad of functions and allow easy entertaining options, no matter the occasion.



Enjoy sweeping views and spacious outdoor living in this bright modern design (plan 451-17). Mono pitch and butterfly metal roofs allow this home to blend quietly into the hillside.



The gathering room is located conveniently next to the large kitchen and dining areas and opens to the rear outdoor living space for easy access and brings the outdoors in.



This modern design (plan 892-23) exudes relaxation and elegance with multiple sloped roofs, covered terraces, and a courtyard. Plenty of windows draw in natural light and allow the interior to feel bright and airy.



Inside, an array of amenities awaits you including a grand sliding door connecting the main living areas to the covered terrace. Its open floor plan lends an organic flow between these spaces and sets the tone for this design.




Plan 892-22 (above) is all about functionality with a three-car garage, open layout, mudroom, and multiple outdoor living spaces. A metal roof gives off modern appeal, while vaulted ceilings in the great room (also pictured above) help the home feel open, allowing the area to feel bigger than it actually is.  An exposed wood beam adds warmth and character.



Outdoor living is front and center in this modern-style home (plan 892-21). Metal gable roofs and wood siding lend a cozy feel to this design, while clean lines lend stylish flare.



The covered rear porch incorporates simple (and sleek) elements that create a well-designed and luxurious space that retains natural appeal. Sizable sliding doors open from the living room to the porch making it an easy retreat for homeowners and guests alike.
