I'm excited to announce the arrival of new designs by Home Patterns, LLC., which are exclusive to us at Houseplans.com. The designer, Brooks Ballard creates practical, flexible plans for modern living within a neighborhood-friendly Craftsman style exterior. Many of his plans have been built across the country from Washington to New York, and the house shown at the top of this post and below
replaces a home that was destroyed by Hurricane Sandy. It's the 5 bedroom 3 bath Plan 461-46. (For another variation see Plan 461-3.) The main floor den at the back opens to a wide deck (which is a modification to the original plan). The ground floor includes a mud room at the side and a walk-in pantry in the kitchen. All the bedrooms are upstairs.
Plan 461-45, below, is a squared off, two story, hip-roofed design that offers awide porch wrapping around the front, adding sheltered outdoor space as well as curb appeal.
Interior floor plan variations include a ground floor master suite, above, or a family room instead,
with the master upstairs beside the other bedrooms. Both versions include a dining porch off the kitchen.
Five bedroom 4 bath Plan 461-42 is another classic Craftsman bungalow updated for today
with a spacious kitchen/great room opening to the house-wide porch at the back -- this space has the potential for doubling the entertaining zone in good weather.
Note the practical features, such as the compact home office that's accessible both to the foyer and the kitchen, the walk-in pantry, and upstairs laundry. These plans update the Craftsman style for contemporary families.
