A quick look at house plans sales data on Houseplans.com through mid-May of this year (2017) reveals the following Top 10 Best Sellers. Most are one story, with 3 bedrooms, 2 or 2.5 baths and an an attached 2-car side-entry garage (i.e. not placed at the front of the house). Six out of the ten are "split plans," that is, the master suite is set apart from the other bedrooms, usually across the great room. Outdoor living space is important -- most of these plans sport spacious porches or lanais.
The modern Farmhouse trend is definitely in "harvest mode:" five of the top ten plans are in this style. Plan 888-13, above, is 3 bed. 2.5 bath, with the kitchen view shown at the top of this post. And here are the other four,
Plan 430-160, top left; Plan 928-10, top right; Plan 137-252, bottom left; and Plan 430-157 bottom right.
Note the common elements: extensive porches, often at both the front and the back. Plan 928-10 is actually the only two story design among these plans, though there is a loft overlooking the great room in the more overtly barn-shaped Plan 888-13. In most cases the ground floor master suite occupies a large corner, away from the other bedrooms.
The Craftsman style remains a perennial favorite and accounts for four of the top ten plans. Bungalow-inspired Plan 930-19
includes a very large entertaining porch facing the private rear terrace, as shown here. Two
Craftsman style plans include a lanai off the great room: split bedroom Plan 120-174, left, above, with an outdoor fireplace; and Plan 120-187, right, with a study off the foyer. In Plan 132-200, there is also an outdoor
living room with fireplace. The clever circulation design allows access through the master suite closet to the utility laundry room and the hall.
Two Modern style house plans are in the top ten. The smaller of the two is 2 bed 1 bath Plan 890-1, and was originally
built as a granny or in-law unit, offering accessibility and independence on one level and openings to a spacious wrap-around deck. It was also designed with eco-savvy details like solar panels in mind.
Plan 496-18 is designed for an infill, or long and narrow, lot. The great room and kitchen are at the back with easy indoor-outdoor connections. All the bedrooms are upstairs.
